What is a Mews House? Exploring London’s Hidden Gem Homes

At Parkgate, we love exploring London’s property market and uncovering hidden gems that our clients might overlook. Among these treasures are mews houses – charming, historical properties that tell a fascinating story about London’s evolution while offering unique living spaces for today’s homeowners.

The Origin of Mews Houses: From Royal Beginnings to London’s Elite

The term “mews” has a curious origin that dates back to the Royal Mews, where the King’s falcons were once kept (the word “mew” referred to the moulting of birds). By the 16th century, the Royal Mews at Charing Cross (near today’s Trafalgar Square) had been converted to stables, forever changing the meaning of the word.

As London expanded during the 18th and 19th centuries, Georgian and Victorian elites built grand townhouses with mews properties behind them. These mews served as stables for horses and carriages, with accommodation above for staff such as stable servants and the coach driver. The mews were typically arranged along service roads behind the main houses, creating the quiet streets we now find so appealing.

What Makes a Mews House Special?

When you wander through London today, you might notice these distinctive properties tucked away behind larger streets. But what exactly defines a mews house?

A true mews house was originally built as a stable and coach house with servants’ accommodation above. Most mews houses feature two or three storeys, with a ground floor that was once used to stabilise horses and store carriages, living quarters on the first floor and above, a modest but efficient layout and are located on a small, quiet street or courtyard. The transformation of these properties from stables to desirable homes began in the early 20th century. With the advent of motor vehicles and a servant shortage after World War I, many wealthy families no longer needed their new buildings for their originally intended purpose. These spaces were gradually converted into workshops, garages for the newly popular automobiles, and eventually, residential properties.

Where to Find Mews Houses in London

Mews houses are located throughout central London, particularly in areas that were once exclusive residential districts for the wealthy. Some of the most notable locations include South Kensington, which boasts a high concentration of mews, including the famous Stanhope Mews South. The area features some of the most prestigious and well-preserved examples, with Cranley Mews being one of the longest rows of mews houses in the city. Notting Hill mews are among the most photographed in London, with colourful facades and abundant flower boxes. St Luke’s Mews gained fame after appearing in the movie “Love Actually,” making it one of the prettiest mews in London. Holland Park Mews offers a beautiful example of well-preserved mews architecture, combining proximity to Holland Park itself with the charm of these historic properties. Some of London’s most exclusive mews houses can be found in Mayfair and Belgravia, including the charming Warren Mews. These properties often come with premium price tags that reflect their desirable locations. The areas surrounding Hyde Park contain numerous mews streets, offering residents the dual benefits of quiet streets and proximity to one of London’s most beloved green spaces.

The Appeal of Mews Living: Why Londoners Love These Hidden Gems

What makes almost any mews house so desirable in today’s property market? We at Parkgate have seen increasing interest in these properties for several compelling reasons. Mews houses offer architectural features and historical character that cannot be replicated in new builds. Many retain original elements like stable doors, wooden beams, or distinctive windows, all while incorporating modern comforts. Unlike many London properties, mews houses typically face onto quiet, often pedestrianised streets that foster a village-like atmosphere. Residents of places like Kynance Mews often speak of the community spirit that develops in these intimate settings. Most mews houses are located in prime central London areas, often just a short stroll from major attractions, transport links, and amenities. Their central location, combined with their tucked-away position, offers a rare combination of convenience and tranquillity. Today’s mews houses have been reimagined for modern living. What was once the ground floor stable might now be a stylish reception room, while the first floor (formerly basic servant accommodation) could house luxurious bedrooms or a third bedroom with an ensuite.

Challenges and Considerations When Buying a Mews House

While these properties hold undeniable appeal, there are some aspects potential buyers should consider. Due to their original design as service buildings, some mews houses can lack natural daylight, particularly at the ground floor level. Creative solutions like roof lights, glass floors, or basement extensions can help address this challenge. Traditional mews houses rarely have gardens, though some may have roof terraces or small patios. For buyers seeking substantial outdoor space, a property with a garden connecting to the mews might be worth considering, though these are rare finds. While many mews have been beautifully modernised, others may require significant updating to meet contemporary standards. Buyers should carefully assess factors like insulation, heating, and general condition. Many mews streets are in conservation areas, which may limit the changes owners can make to facades and sometimes interiors. This protection helps maintain their historic charm but can pose challenges for extensive renovations.

From Stables to Luxury Homes: The Evolution of Mews Houses

The journey of mews houses from utilitarian buildings to sought-after residences reflects broader changes in London’s social history. In the early 20th century, as wealthy families began using motorcars instead of horse-drawn carriages, many mews buildings were repurposed as garages or workshops. Some became headquarters for taxi firms, while others were used as print shops or light industrial spaces. The transformation to residential use accelerated in the 1960s when trendy Londoners discovered these central, affordable spaces. Artists, designers, and young professionals saw the potential in these characterful buildings and began converting them into homes. Today, mews houses represent some of London’s most distinctive residential properties. Their evolution continues as owners find innovative ways to maximise interior space through clever design, often creating surprisingly spacious homes despite their modest footprints.

Notable Mews Streets Worth Exploring

For those interested in seeing London’s mews in person, here are some especially picturesque examples that are worth visiting. Kynance Mews in South Kensington is known for its wisteria-covered facades and seasonal beauty, making it one of the most photographed locations in London during spring. St Luke’s Mews in Notting Hill, with its colourful houses featured in films, offers a vibrant palette of pinks and pastels that create a distinctive atmosphere. Warren Mews in Fitzrovia provides a quiet retreat just moments from the bustle of central London, demonstrating the peaceful enclaves these streets can create. Stanhope Mews South in South Kensington exemplifies traditional mews architecture with its well-preserved historic features and elegant proportions. Holland Park Mews showcases elegantly preserved historic features while offering proximity to one of London’s most beautiful parks. Taking a walking tour of these streets offers insight into both London’s architectural history and its modern residential character. For those who love exploring London’s hidden corners, mews streets provide a glimpse into a lesser-seen side of the capital.

Investing in a Mews House: What Buyers Should Know

At Parkgate, we’ve helped many clients purchase mews properties, and we’ve gathered valuable insights along the way. Mews houses are often valued differently from standard properties. Factors that significantly impact price include the location (with Mews in Mayfair and Kensington commanding premium prices), width of Mews Street (wider streets allowing more natural light), extent of modernisation, availability of parking, ceiling height (particularly on the ground floor), and additional features like roof terraces or basement extensions. While already desirable, many mews houses still offer scope for enhancement. Converting loft spaces, adding basements where permitted, or reconfiguring internal layouts can all add value to your property and improve curb appeal while preserving the property’s essential character. Mews houses have historically shown strong price resilience, partly due to their rarity and partly because of their unique appeal to both domestic and international buyers. They often represent a solid long-term investment in the London property market.

Living in a Mews: A Lifestyle Choice

Choosing a mews house isn’t just about buying property—it’s embracing a particular London lifestyle. Current mews residents often cite several distinctive advantages. The tucked-away nature of mews streets, often with limited through traffic, creates a sense of security and privacy rare in central London. Many residents value this secluded feel while still being in the heart of the city. The unusual layouts and historic features of mews houses can inspire creative approaches to interior design, allowing owners to create truly unique homes that balance heritage elements with contemporary style. The intimate scale of Mews Streets fosters community connections that can be harder to establish in larger London developments. Neighbours tend to know each other, and many mews streets host summer gatherings or holiday celebrations, creating a village-like atmosphere. Perhaps the greatest appeal is the contradiction at the heart of mews living: these properties offer a quiet, community-oriented environment despite being located in the heart of one of the world’s busiest cities. This blend of tranquillity and urban convenience represents a rare find in central London.

Frequently Asked Questions About London Mews Houses

How much does a typical mews house cost in London?

Mews houses vary considerably in price depending on location, size, condition, and the extent of modernisation. In central London areas like Kensington, Chelsea, and Mayfair, prices typically start from around £1.5 million for a modest mews, with prime examples in the most desirable streets commanding £5 million or more. More affordable options may occasionally be found in less central locations, but genuine historic mews houses are relatively rare and command a premium due to their unique character and desirable locations.

Are mews houses suitable for families?

While traditionally compact, many mews houses have been cleverly reconfigured to accommodate family living. Some now offer three bedrooms and multiple bathrooms spread across several floors. The key consideration for families is usually the outdoor space, which tends to be limited in most mews properties. However, the community-oriented nature of Mews Streets often provides a safe environment where children can play under supervision, and many families appreciate the central location that puts them within easy reach of London’s numerous parks and amenities.

What are the main advantages and disadvantages of living in a mews house?

The primary advantages include the unique character and charm, central locations, quiet streets, strong sense of community, and the exclusivity that comes with owning a piece of London’s architectural heritage. The main disadvantages typically revolve around space limitations, which can include smaller room sizes than in purpose-built modern homes, limited outdoor space, and sometimes challenges with natural light. Parking can also be an issue in some mews streets, and conservation restrictions may limit certain types of modifications.

Can I extend or significantly alter a mews house?

This depends heavily on the specific property and its location. Many mews houses are in conservation areas or may even be listed buildings, which restricts the changes that can be made, particularly to the exterior. However, sensitive interior reconfigurations are often possible, and in some cases, basement extensions have been approved. Roof extensions or conversions may also be permitted in certain circumstances. We always recommend consulting with specialists in heritage properties and checking with the local planning authority before making purchase decisions based on potential modifications.

How energy efficient are mews houses?

Traditional mews houses were not built with energy efficiency in mind, and their original construction can present challenges for modern heating and insulation. However, many have now been comprehensively renovated with contemporary technology to improve their performance. Improvements typically include upgraded insulation, energy-efficient windows that maintain the period appearance, modern heating systems, and sometimes sustainable features like solar panels (where permitted). When viewing a Mews property, it’s worth asking for its Energy Performance Certificate (EPC) and inquiring about any energy efficiency measures that have been implemented during renovations.

It is a pleasure to work with Parkgate. They have supported us all the way through from booking our initial viewing all the way through to managing the rental we are in now. Mark Langham was so quick to help us with our application, provide feedback from landlord on our approval, and get us through the process to secure the tenancy.

Jonathan is our managing agent, and he regularly check in to see how things are going and are quick to respond with any issues. They have also scheduled maintenance and painting for us and have made recommendations and advocated on our behalf to the landlord for additional maintenance and improvements.

We purchased a house recently with Parkgate by a perfect service. I was in contact with Jonathan and Klaudia who are really professionals. They were easy to reach, fast acting and especially fair and honest. They were so straight forward that we managed the completion within a very short period. I reached them so easy whenever I need to talk over the phone or in person. I will never forget Klaudia’s good luck to us at the first viewing of property. We decided to buy at that first day and all was done so fast. They carried out all paper works so smooth and clear. I would highly recommend Parkgate. Thanks again to Jonathan and Klaudia.

Excellent service throughout.
We rented a property that they manage for 4 years.
Parkgate team is very professional and approachable. Way better than dealing with a big agency, they offer a more personal approach, always available and willing to solve any issues.
From the tenancy agreement to handing the property back, it has been a real pleasure working with them.

I have had an eight year relationship with Parkgate, in fact they originally sold my flat to me 12 years ago in Putney. Their service and professionalism is unrivalled. They managed the leasing of my flat from 2014 and assisted me to negotiate the successful sale just now in 2022. Chris has been there throughout with an open door and no request too trivial to assist. Klaudia negotiated my sale and worked with amazing tenacity throughout. I would not hesitate to recommend Parkgate to anyone in the Putney/Richmond area, they know their stuff.

We have had a wonderful experience with Parkgate and would highly recommend them. Chris was brilliant on the valuation - what we liked is he was totally honest about our chances of selling and gave us the positives and negatives about our property (such as facing a council estate!). Other agents tend to just gush over the good bits which is great, but actually not that helpful.

The selling process was great - we were given good feedback from the viewings and got the price we wanted within about 8 weeks.

We really have nothing but praise for Klaudia and Chris, it's been really enjoyable, easy and stress free and we will be recommending Parkgate to all our friends in the area and our building.
