What Is a Duplex and Why Do Buyers Look for Them in South West London?

The South West London property market continues to attract strong interest from buyers seeking a balance of lifestyle, location and long-term value. From young professionals searching for their first London home to growing families hoping to secure their dream home, many buyers are prioritising properties that offer more practical living space and greater flexibility.

One property type that has become increasingly popular across South West London is the duplex apartment.

But what is a duplex, and why do buyers look for them in South West London?

At Parkgate, we regularly help buyers searching for duplex properties across Richmond, Putney, Sheen, Mortlake and surrounding areas. Duplex homes are particularly attractive because they combine the convenience of a flat with the feel of a traditional house, often providing additional living space across two floors in some of London’s most desirable neighbourhoods.

In this guide, we explain what a duplex is, why duplexes are in such high demand across Southwest London, and what buyers should consider during the buying process.

What Is a Duplex?

A duplex is a property that has two floors connected internally by a staircase. Unlike a standard flat that is set on one level, a duplex apartment separates living and sleeping areas to create a more spacious and practical layout.

For example, a duplex property may feature:

  • Kitchen and reception rooms downstairs
  • Bedrooms and bathrooms upstairs
  • An open-plan living space
  • Additional storage
  • A private balcony, terrace or outside space

In many cases, duplex properties in South West London are converted from period buildings, while others are found within modern apartments and contemporary design developments.

Some duplex homes may also have:

  • Their own entrance
  • Off-street parking
  • Large garden areas
  • Multiple bathrooms
  • Larger sq ft layouts than a typical leasehold flat

This style of property appeals to buyers who want the convenience of apartment living without compromising on space.

What Is the Difference Between a Duplex and a Maisonette?

This is one of the most common questions asked by buyers.

A duplex refers specifically to a property arranged over two floors internally. A maisonette, meanwhile, usually has its own entrance and often feels more like a traditional house.

However, in the South West London market, the terms are sometimes used interchangeably, particularly in Victorian and Edwardian conversions.

For example, a duplex in Wimbledon Village or Abbeville Village may technically be a maisonette if it includes a private front door and occupies multiple floors within a building.

Why Are Duplex Properties So Popular in South West London?

There are several reasons why duplex properties continue to attract many buyers across South West London and West London more broadly.

The local property market is highly competitive, and buyers are increasingly prioritising:

  • More space
  • Outdoor space
  • Flexible rooms
  • Better work-life balance
  • Access to green space
  • Strong transport links

South West London offers all of these benefits while remaining well connected to Central London and the wider capital.

Popular areas, including Richmond, Putney, Wandsworth Common, Clapham Common and Wimbledon Village, continue to experience strong demand from buyers who want access to open green spaces while remaining close to the city.

Duplexes Offer More Space Than Traditional Flats

One of the main reasons buyers search for duplex homes is because they provide significantly more living space than many traditional flats.

In London, where property prices remain high, buyers are often trying to maximise space within their budget.

A duplex allows buyers to:

  • Separate living and sleeping areas
  • Create a dedicated home office space
  • Enjoy larger reception rooms
  • Have additional bathrooms
  • Gain better storage options

For first-time buyers moving up the ladder, duplex properties can provide a practical step between a smaller flat and a full freehold house.

Many buyers also appreciate having two floors because it creates a more natural family layout.

Duplexes Feel More Like a House

One of the biggest advantages of a duplex apartment is that it feels closer to living in a house than a standard flat.

The separation between floors creates:

  • Greater privacy
  • Better noise separation
  • A more comfortable family environment
  • Improved flexibility for hybrid working

Families often prefer duplexes because bedrooms can remain private upstairs while entertaining takes place downstairs.

This layout also works particularly well for young professionals who spend time working from home and need separate areas for work and relaxation.

Outdoor Space Is Increasingly Important

Outdoor space has become one of the most sought-after features in the London property market.

Many duplex properties in South West London include:

  • Roof terraces
  • Large garden areas
  • Courtyards
  • Balconies
  • Shared communal gardens

Easy access to open spaces and green spaces is another reason why buyers are drawn to South West London.

The area benefits from:

  • Richmond Park
  • Wandsworth Common
  • Clapham Common
  • Riverside walks along the River Thames
  • Local parks and recreation grounds

For buyers moving from more built-up parts of Central London, access to outdoor space and a stronger community feel can significantly improve quality of life.

South West London Offers Excellent Transport Links

Transport remains a major factor in the buying process.

Many buyers want homes that offer:

  • Fast access to Central London
  • Reliable local transport
  • Easy commuting options
  • Access to rail and Underground services

South West London benefits from excellent transport links including:

  • Clapham Junction Station
  • Richmond Station
  • Putney rail services
  • District Line connections
  • Waterloo links

This accessibility makes the area particularly attractive for professionals working in the city while wanting a more relaxed lifestyle outside Central London.

Duplexes Appeal to a Wide Range of Buyers

At Parkgate, we see interest from a wide variety of buyers searching for duplex properties.

Young Professionals

Young professionals often prioritise:

  • Flexible space
  • Contemporary design
  • Modern apartments
  • Easy commuting
  • Lifestyle amenities

A duplex apartment provides room to grow while maintaining access to London’s restaurants, shops and entertainment.

Families

Families are often attracted by:

  • Additional rooms
  • Better schools
  • Open spaces
  • Community feel
  • Larger living space

South West London continues to attract families due to its excellent schools and village-style neighbourhoods.

Downsizers

Some buyers moving from larger houses still want:

  • Spacious rooms
  • Outside space
  • Prime location
  • Easier maintenance

Luxury duplex apartments can provide an excellent alternative to a traditional house.

Investors

Investors recognise that duplex properties often attract strong rental demand due to:

  • Flexible layouts
  • Family appeal
  • Larger sq ft floorplans
  • Strong long-term demand

Property Prices and Demand in South West London

The South West London property market remains one of the strongest in the capital.

Areas such as:

  • Wimbledon Village
  • Richmond
  • Putney
  • Wandsworth Common
  • Abbeville Village

continue to experience high demand from buyers seeking a balance between city access and lifestyle benefits.

While property prices vary depending on location, building type and condition, duplex properties often command premium values because they offer:

  • More space
  • Better layouts
  • Outdoor space
  • Greater long-term flexibility

Even during periods where interest rates rise, well-located duplex properties in popular areas continue to attract many buyers.

What Buyers Should Consider Before Purchasing a Duplex

Although duplexes offer many advantages, buyers should also understand the additional costs and responsibilities involved in the purchase process.

Important considerations include:

  • Mortgage affordability
  • Conveyancing fees
  • Stamp duty
  • Service charges
  • Lease length
  • Water pressure within older buildings
  • Potential maintenance costs
  • Legal work associated with leasehold properties

If purchasing a leasehold flat, buyers should review:

  • Ground rent terms
  • Building management
  • Planned maintenance works
  • Future costs

The UK Government has introduced ongoing leasehold reform updates designed to improve fairness and transparency for leaseholders. Buyers should ensure they seek professional legal advice throughout the process and review the latest guidance available through GOV.UK.

An experienced estate agent can help buyers understand the local market and identify properties that best suit their budget and long-term goals.

Why South West London Continues to Attract Buyers

South West London remains one of the most desirable locations in the capital because it offers a unique combination of:

  • Green space
  • Community
  • Schools
  • Transport links
  • Riverside living
  • Village-style neighbourhoods
  • Access to Central London

Buyers are increasingly prioritising quality of life alongside convenience.

The ability to spend time outdoors, access open green spaces and enjoy a stronger sense of community has become a large part of what makes South West London so appealing.

Whether buyers are searching for a first flat, a larger family property or a long-term investment, duplex homes continue to stand out within the market.

Should You Buy a Duplex in South West London?

For many buyers, the answer is yes.

A duplex can offer:

  • Better layouts
  • Greater flexibility
  • Additional privacy
  • Strong long-term value
  • House-like living without the full cost of a house

In a competitive London market, duplex properties provide an attractive balance between practicality and lifestyle.

As demand for flexible homes continues to grow, duplexes are likely to remain highly desirable across South West London and Southwest London alike.

It is a pleasure to work with Parkgate. They have supported us all the way through from booking our initial viewing all the way through to managing the rental we are in now. Mark Langham was so quick to help us with our application, provide feedback from landlord on our approval, and get us through the process to secure the tenancy.

Jonathan is our managing agent, and he regularly check in to see how things are going and are quick to respond with any issues. They have also scheduled maintenance and painting for us and have made recommendations and advocated on our behalf to the landlord for additional maintenance and improvements.

We purchased a house recently with Parkgate by a perfect service. I was in contact with Jonathan and Klaudia who are really professionals. They were easy to reach, fast acting and especially fair and honest. They were so straight forward that we managed the completion within a very short period. I reached them so easy whenever I need to talk over the phone or in person. I will never forget Klaudia’s good luck to us at the first viewing of property. We decided to buy at that first day and all was done so fast. They carried out all paper works so smooth and clear. I would highly recommend Parkgate. Thanks again to Jonathan and Klaudia.

Excellent service throughout.
We rented a property that they manage for 4 years.
Parkgate team is very professional and approachable. Way better than dealing with a big agency, they offer a more personal approach, always available and willing to solve any issues.
From the tenancy agreement to handing the property back, it has been a real pleasure working with them.

I have had an eight year relationship with Parkgate, in fact they originally sold my flat to me 12 years ago in Putney. Their service and professionalism is unrivalled. They managed the leasing of my flat from 2014 and assisted me to negotiate the successful sale just now in 2022. Chris has been there throughout with an open door and no request too trivial to assist. Klaudia negotiated my sale and worked with amazing tenacity throughout. I would not hesitate to recommend Parkgate to anyone in the Putney/Richmond area, they know their stuff.

We have had a wonderful experience with Parkgate and would highly recommend them. Chris was brilliant on the valuation - what we liked is he was totally honest about our chances of selling and gave us the positives and negatives about our property (such as facing a council estate!). Other agents tend to just gush over the good bits which is great, but actually not that helpful.

The selling process was great - we were given good feedback from the viewings and got the price we wanted within about 8 weeks.

We really have nothing but praise for Klaudia and Chris, it's been really enjoyable, easy and stress free and we will be recommending Parkgate to all our friends in the area and our building.
