Spring is typically a great time to sell your home and with the average UK house price increasing to a record £245,200 in February 2022, according to the latest data from Zoopla, now is the right time to get moving.
Rightmove have confirmed a record increase too, with a figure closer to £250,000 in the twelve months to March, supporting the strength of the market as we approach the busiest time to move home.
Record house prices aside, why is spring such a popular time to move home?
Is it the weather?
There is something very positive that happens to us all every March when the clocks jump forward an hour. OK, so we all lose an hour in bed, but the lighter nights certainly compensate for slightly less sleep. According to the British Sleep Council our circadian rhythm is directly affected by changes in light, especially external light, which in turn improves our mood. So, the science certainly proves that spring has a positive impact on our wellbeing and these positive vibes certainly include doing more positive things, like moving home!
With all this positive spring energy about we thought it was the right time to remind everyone of the important things to keep in mind before you get started:
Five things to consider when you move in spring
Get your home ready:
This busier time means there are more people looking to buy! Like you they want to sell too, so think about making sure your home is in tip top condition to take advantage of this increase in potential buyers. Back in February we compiled our top ten tips that are vital to make the most of the opportunity when selling your home. You can catch up on the article below.

Plan the move:
Moving companies report a significant rise in activity over the summer months. So much so that there is often a need to think ahead and book your mover in advance. However, this can be tricky to do until you have a confirmed buyer. We support all our clients to tie up these parts of the selling process to help make the process go a little smoother. A great Estate Agent will work with you to get these details right and can even recommend reliable and trusted local services.
Using a board:
Marketing your home is a detailed part of the process for a local Estate Agent in Richmond like us. We really know the area and would recommend using a ‘For Sale’ or ‘To Let’ board to make the most of passing traffic, word of mouth and the opportunity to maximise your homes visibility. We explain the benefits of a ‘board’ in our recent article below.

Opportunities for viewings:
Showing your home to its best advantage is something that’s made easier during spring. The lighter nights help to lengthen the viewing day so that potential buyers get to see things like the outside of your house in daylight. Even your garden can get a proper viewing! And with the importance placed on outside space since the pandemic, it is important to make sure its ready for those first viewings.
Plan for key dates:
An important consideration for families is the need to factor in local schools. A spring move is a good idea when you have to think about places for the new school year and with school holidays around Easter and half term and the end of term holiday, time off is easier to factor in to make the move happen.
Finally, we’d say that spring is the best time to get moving because everyone else is having the same idea. Increased choice and variety are great, especially when moving to a new area. So, finding your ideal new home can be a whole lot easier during springtime when compared to quieter times of the year.
