What Should Buyers Look for When Viewing a House for Sale in Richmond?

Finding your dream home in Richmond can be exciting, but choosing a house properly is about far more than liking the décor or imagining where your furniture might go. Whether you are a first-time buyer, moving into a larger property for a growing family, or relocating to the local area, knowing exactly what to look for during a property viewing can help you avoid costly repairs and make a more informed decision.

At Parkgate Estate Agents, we know that successful buyers focus on the important aspects of a property beyond surface appearance. A fresh coat of paint or carefully staged rooms can create a strong first impression, but not everything is always as it seems. When viewing properties in Richmond, buyers should carefully assess the house itself, the surrounding area, and the ongoing costs involved in ownership.

This guide provides valuable insights into what buyers should look for when viewing a house for sale in Richmond, helping you feel confident throughout the buying process and giving you the best chance of finding the right house at the right price.

Why Preparation Matters Before Viewing a House

Before attending any house viewing, it is worth preparing a practical house viewing checklist. Viewing a house without a plan can lead buyers to become emotionally attached too quickly and overlook potential issues.

A good checklist helps you compare properties fairly and notice things that you might otherwise miss. It can also make the process more stress-free, particularly if you are viewing several homes in one day.

Bring along:

  • A notebook or phone for notes
  • A tape measure
  • Your mobile phone charger to test plug sockets
  • A family member or friend for a fresh perspective

A second viewing is also highly recommended before making an offer. Many buyers spot issues during a return visit that they missed the first time around.

Start With the Local Area

Richmond remains one of London’s most desirable areas thanks to its green spaces, excellent transport links, highly rated local schools, and vibrant community feel. However, every part of Richmond offers something slightly different.

When attending a property viewing, take time to explore the local area properly.

Assess Transport Links

Check how close the property is to:

  • Richmond Station
  • Bus routes
  • Main roads
  • Cycle routes

Transport convenience can make a big difference to your daily routine and future resale value.

Visit at Different Times

A peaceful street during the day may feel entirely different in the evening. If possible, revisit the area to check for:

  • Loud music
  • Traffic noise
  • Parking problems
  • Activity around neighbouring properties

Google Street View can also help you review the wider surrounding area before arranging a viewing.

Look for Nearby Amenities

Consider how practical the location is for everyday living:

  • Schools
  • Shops
  • Parks
  • Cafés
  • GP surgeries
  • Gyms

Richmond is particularly attractive for buyers seeking a balance between city access and green outdoor space.

Examine the Property’s Structural Integrity

One of the most important aspects of viewing a house is assessing the structural integrity of the building. Cosmetic improvements can hide deeper problems that may require expensive repairs later.

Look for Major Cracks

Hairline cracks are common in many properties, but major cracks could indicate structural issues.

Pay close attention to:

  • Cracks around window frames
  • Gaps above doors
  • Uneven floors
  • Sloping ceilings
  • Cracks near skirting boards

If you notice anything concerning, it is worth arranging a professional survey before proceeding.

Inspect the Roof

Roof problems are among the most expensive repairs homeowners face.

Check:

  • Missing or damaged roof tiles
  • Sagging roof lines
  • Signs of leaks
  • Moss growth
  • The condition of any flat roof areas

A poorly maintained roof can lead to ongoing costs and water damage.

Check Drainage Systems

Drainage systems are often overlooked during a property viewing, but issues can become costly very quickly.

Watch for:

  • Damp smells
  • Slow draining sinks
  • Standing water outside
  • Overflowing gutters

Poor drainage can also contribute to flood risk in certain parts of Richmond.

Check for Damp and Water Problems

Damp is one of the biggest warning signs buyers should look for when viewing properties.

Signs include:

  • Peeling wallpaper
  • Bubbling paint
  • Musty smells
  • Water stains
  • Mould growth

Also test:

  • Hot water availability
  • Water pressure in taps and showers
  • Signs of leaks beneath sinks

Properties near the River Thames may require additional flood risk checks depending on location.

Review the Property’s Energy Efficiency

Energy costs continue to rise, making a property’s energy efficiency increasingly important for buyers.

Every property marketed for sale in England should have a property’s energy performance certificate available. This certificate shows the property’s energy efficiency rating and estimated utility bills. Buyers can also check certificates online through GOV.UK.

A better EPC rating can help reduce:

  • Heating costs
  • Electricity usage
  • Ongoing utility bills

When inspecting a property, ask:

  • Is the loft insulated?
  • Are there double glazed windows?
  • How old is the boiler?
  • Has the property had energy upgrades?

Older period homes in Richmond can be beautiful, but some listed building properties may have restrictions on upgrades, such as replacing windows or improving insulation.

Assess Natural Light Throughout the House

Natural light has a huge impact on how a home feels.

When viewing a property, consider:

  • How much natural light enters each room
  • Whether neighbouring properties block sunlight
  • Which direction the garden faces

A south-facing garden is particularly desirable because it allows more sunlight throughout the day.

Dark properties can often feel smaller, while brighter spaces tend to feel more welcoming and spacious.

Look Beyond the Furniture and Décor

Estate agents often style homes carefully before viewings. While presentation matters, buyers should focus on the actual space rather than personal items or decorative choices.

Try to visualise:

  • Whether there is enough space for your own furniture
  • If smaller furniture has been used to make rooms appear larger
  • Storage options
  • Room layout practicality

Do not let a fresh coat of paint distract you from the condition of the property underneath.

Check Storage Space Carefully

Storage space is one of the most overlooked factors during a house viewing.

Open cupboards and assess:

  • Kitchen storage
  • Loft access
  • Built-in wardrobes
  • Utility cupboards
  • Garage space

A vacuum cleaner stored awkwardly in the hallway may indicate limited cupboard space.

For buyers with a growing family, practical storage can become just as important as bedroom count.

Test Fixtures, Fittings, and Utilities

Do not be afraid to test things during a viewing.

Check:

  • Light switches
  • Power sockets
  • Plug sockets
  • Light fixtures
  • Fire alarms
  • Burglar alarms

You should also ask about:

  • Broadband speeds
  • Mobile phone coverage
  • Smart home systems

Poor connectivity can affect both work and daily life, especially for remote workers.

Understand Leasehold Costs if Buying a Flat

If you are viewing a flat in Richmond, understanding leasehold details is essential.

Ask about:

  • Ground rent
  • Service charges
  • Shared spaces
  • Maintenance responsibilities
  • Planned building works

High service charges can significantly increase monthly ongoing costs.

Communal areas should also be checked carefully during the viewing. Poorly maintained hallways or entrances may indicate wider management issues.

Consider Conservation Areas and Listed Buildings

Richmond contains many conservation area locations and listed building properties. While these homes can offer character and charm, buyers should understand potential restrictions.

Restrictions may apply to:

  • Window replacements
  • Extensions
  • Roofing materials
  • Exterior changes

Always ask whether planning permissions or approvals are required for future works.

Evaluate Outdoor Space

Outdoor space continues to be highly desirable among potential buyers.

Assess:

  • Front garden condition
  • Garden size
  • Privacy
  • Drainage
  • Large trees nearby

Large trees can sometimes affect drainage systems or foundations if located too close to the house.

A well-positioned garden can also improve resale appeal significantly.

Ask the Right Questions During the Viewing

Experienced buyers ask plenty of questions during a property viewing.

Useful questions include:

  • Why is the property being sold?
  • How long has it been on the market?
  • Have there been previous offers?
  • What are the council tax costs?
  • Have there been any structural issues?
  • What are the average utility bills?
  • Are there any neighbour disputes?

The more information you gather, the easier it becomes to make an informed decision.

Why a Second Viewing Matters

A second viewing can reveal issues you may have missed initially.

During a return visit:

  • Open cupboards again
  • Recheck natural light levels
  • Listen for noise
  • Test water pressure
  • Assess parking availability

Bringing a family member during the second viewing can provide a fresh perspective and help you avoid becoming emotionally attached too quickly.

Do Not Skip a Professional Survey

Even if a property appears well maintained, professional surveys remain essential.

A survey can uncover:

  • Structural issues
  • Damp
  • Roofing defects
  • Insulation problems
  • Drainage concerns

Surveys are particularly important for older Richmond properties and listed building homes.

While surveys involve upfront costs, they can save buyers from expensive repairs later.

Final Thoughts

The home search process properly involves much more than deciding whether you like how it looks. Buyers should carefully assess structural integrity, energy efficiency, storage space, natural light, ongoing costs, and the wider local area before making an offer.

Richmond continues to attract buyers thanks to its excellent transport links, green spaces, riverside setting, and strong community atmosphere. However, competition in the property market means buyers need to approach every viewing carefully and confidently.

It is a pleasure to work with Parkgate. They have supported us all the way through from booking our initial viewing all the way through to managing the rental we are in now. Mark Langham was so quick to help us with our application, provide feedback from landlord on our approval, and get us through the process to secure the tenancy.

Jonathan is our managing agent, and he regularly check in to see how things are going and are quick to respond with any issues. They have also scheduled maintenance and painting for us and have made recommendations and advocated on our behalf to the landlord for additional maintenance and improvements.

We purchased a house recently with Parkgate by a perfect service. I was in contact with Jonathan and Klaudia who are really professionals. They were easy to reach, fast acting and especially fair and honest. They were so straight forward that we managed the completion within a very short period. I reached them so easy whenever I need to talk over the phone or in person. I will never forget Klaudia’s good luck to us at the first viewing of property. We decided to buy at that first day and all was done so fast. They carried out all paper works so smooth and clear. I would highly recommend Parkgate. Thanks again to Jonathan and Klaudia.

Excellent service throughout.
We rented a property that they manage for 4 years.
Parkgate team is very professional and approachable. Way better than dealing with a big agency, they offer a more personal approach, always available and willing to solve any issues.
From the tenancy agreement to handing the property back, it has been a real pleasure working with them.

I have had an eight year relationship with Parkgate, in fact they originally sold my flat to me 12 years ago in Putney. Their service and professionalism is unrivalled. They managed the leasing of my flat from 2014 and assisted me to negotiate the successful sale just now in 2022. Chris has been there throughout with an open door and no request too trivial to assist. Klaudia negotiated my sale and worked with amazing tenacity throughout. I would not hesitate to recommend Parkgate to anyone in the Putney/Richmond area, they know their stuff.

We have had a wonderful experience with Parkgate and would highly recommend them. Chris was brilliant on the valuation - what we liked is he was totally honest about our chances of selling and gave us the positives and negatives about our property (such as facing a council estate!). Other agents tend to just gush over the good bits which is great, but actually not that helpful.

The selling process was great - we were given good feedback from the viewings and got the price we wanted within about 8 weeks.

We really have nothing but praise for Klaudia and Chris, it's been really enjoyable, easy and stress free and we will be recommending Parkgate to all our friends in the area and our building.
